Who Needs an EICR?
Landlords (Legal Requirement) — since July 2020, all private landlords in England must have a valid EICR carried out by a qualified electrician at least every 5 years, and before new tenancies begin.
Homeowners — recommended every 10 years, or when buying a property with an electrical installation over 25 years old.
Commercial Property Owners — required every 5 years, or every 3 years for high-risk environments.
Insurance Requirements — many insurers now require valid EICRs, particularly for older properties or rental accommodations.

EICR Classification Codes

C3 - Improvement Recommended — non-urgent improvements to enhance safety or bring the installation up to current standards.
FI - Further Investigation Required — areas needing additional investigation to determine safety status.

Landlord EICR Requirements
Before New Tenancies
An initial EICR is required before a new tenancy begins.
5-Year Renewal
Reports must be renewed at least every 5 years maximum.
28-Day Tenant Copy
A copy of the report must be provided to tenants within 28 days.
Remedial Work Deadline
Remedial work must be completed within 28 days, or a reasonable timeframe agreed with the tenant.
